STAFFORD, Texas (Covering Katy News) — Dhanani Private Equity Group of Stafford has purchased 289 acres of land in near Rosenberg, to develop what could be a 1,000-home residential community. The land will be developed with single-family lots for sale to builders.
The land is on Wernecke Road at Straznicky Road and was acquired from the Wendt family, reflects a growing trend of developers targeting more affordable areas beyond Houston’s urban center as demand for new housing continues to rise.
This new development will feature single-family lots within the Needville Independent School District, just south of Beasley.
"This is the sixth in a series of land development projects," Faiz Hirani, principal of investor relations and marketing at Dhanani," told the Houston Chronicle. "Our strategy is to go into the path of growth areas in the greater Houston area."
Groundbreaking is expected within the next one to two years, with homebuilders to receive the initial lots within four years. This project is part of Dhanani’s broader portfolio, which includes similar large-scale developments in nearby communities such as Needville and Iowa Colony.
Dhanani Private Equity Group, led by Nick Dhanani, has been increasingly active in the Houston area, with other projects including shopping centers and mixed-use developments. The firm’s strategy focuses on areas with growth potential, aiming to provide affordable housing options for buyers in the $250,000 to $300,000 range.
The acquisition is part of a broader trend of developers pushing further from downtown Houston to offer more affordable housing as land prices rise closer to the city.
This development joins others in the area, such as the 850-acre Brookewater community and the 933-acre Emberly community, both of which are bringing thousands of new homes to Fort Bend County
