Realtor Michael Thomas Puts the Customer First in All Types of Residential Transactions

KATY (Covering Katy News) – Knowledge and service are perhaps the two biggest attributes of a great Realtor. Michael Thomas of Clayton Nash Realty in Katy has both.

“It’s one of the biggest purchases in a person’s life,” Michael said in a recent interview with Covering Katy News. That is why he takes his job so seriously because buying and selling homes is a life-changing event for his clients.

“I try to always listen and look out for their best interest in everything I do,” Michael said.

He says it is every bit as important to service a person who has a big budget as it is to help a person who is struggling to buy a first home, whether they have good credit or not.

HELPING FIRST-TIME HOMEBUYERS AND THOSE WITH CREDIT PROBLEMS

Michael will coach buyers through the process if they are unfamiliar with it and what it takes to make a successful offer. He provides clients with a homework assignment that will put them on the right track. Repairing any credit problems and getting preapproved are the first steps.

“Having that preapproval letter is like going to Willy Wonka’s chocolate factory with a golden ticket,” he said.

Being pre-approved is necessary because sellers are not likely to accept an offer if a buyer has not taken time to get preapproved for a loan. It is also very important to diminish the effect of any credit blemishes.

“We have one of the best credit repair guys in our office,” he said.

Michael is even willing to cover his client’s credit repair costs when they successfully purchase a home.

“I actually refund up to $500 at the end,” Michael said. “And usually it does cost that much,” he added.

If Clayton Nash Realty can’t get your credit repaired, they give a full refund of the credit repair costs plus $1,000.

“So far I’ve never had to pay it out,” Michael said with a smile.

HIGH-END HOMES

Michael says his team also works just as hard in selling high-end homes.

“Higher-priced homes, over a half million dollars, automatically get listed internationally,” he said, adding that this step is important.

“Being marketed internationally is a heavy expense, but it’s something we do whether it’s vacant land or an existing home,” Michael said.

One in 12 homes are sold to people out of state, and most of them don’t come to see the house. They buy them after seeing the pictures and video, according to Michael.

“That’s why I have virtual tours on my high-end listings. Potential buyers know what the house is before they buy the home.”

PROVIDING GREAT SERVICE

Service and knowledge come hand in hand for Michael. He says clients’ time must be respected.

“Our company is very tech-driven so that our customers have all of the latest technology at their fingertips,” Michael said. “I can email you every document that you need so that you don’t have to take hours out of your day to go sign documents.”

Michael also believes a client’s property must be marketed correctly.

“It can take seven to 10 days to get a house ready to list because of all the things I do to get the home ready,” he said. “It’s all about the details — getting the listing right and the photos right. I look at every aspect of every home.”

That’s why, for Michael, real estate sales is about service and knowledge. He says you need knowledge to truly serve a client properly.

“It’s the satisfaction of knowing that they are getting taken care of,” he said. “Every house is different, and every customer is different in what they need.”
